Home sales slide
Sales dropped 32% from 2024 in November, but median price was up 7%
Home sales fell 32 per cent in November in Trent Hills compared to the previous year. Sales were also down from October.
In November, 13 homes sold in the area for a median price of $595,000. That was down from 21 sales in October of this year and 19 sales in November 2024. The median price was up from $555,000 in October and down slightly from $559,000 in November 2024.
There were 36 homes added to the listings in November and 126 in total available at the end of the month. Both numbers were similar to a year ago when 31 homes were listed and there were 124 for sale.
“As 2025 nears its end, market conditions continue to favour buyers,” said Christine Riley, president of the Central Lakes Associations of Realtors. “Strong inventory levels and steadier price trends are creating solid opportunities for those entering the market for the first time and for buyers planning their next move.”
In all of Northumberland County, 82 homes sold in November for a median of $633,084, down from 106 sales in 2024 and a median of $666,000.
For the first 11 months of 2025, in Trent Hills 229 homes sold for a median of $563,000. In the county, 1,343 homes sold for a median of $674,000.
Developers get extensions
Trent Hills council has agreed to give two developers more time to proceed with subdivisions that have been in the works for years but insisted there must be “notable” progress before the next deadline passes.
Green Citywide Homes Ltd. has been given until December 31, 2027 to undertake serious action on its development of 100 homes on the north side of Water Street, west of Cedar Drive in Hastings.
“The approved development consists of 50 single-detached dwellings, 40 semi-detached dwelling units (20 structures), and 10 townhomes to be accessed by a new road that will loop back to Water Street,” said a report from the planning department.
The subdivision was given draft plan approval on March 6, 2018, and final notice on July 30, 2018. It had three years to move forward but little happened, so in 2021 the lapsing date was extended to December 31, 2022.
On Tuesday council considered a letter from the developer’s representative that said the original owner had died last year and after discussion with investors his son and brother have decided to move forward.
Council also granted an extension to 2003603 Ontario Corporation (McDonald Homes) until December 31, 2027 for work on a subdivision near Cedar Shores on the north side of the Trent River just east of the hamlet of Trent River that has been under way for more than 35 years.
“The subject lands are located within/adjacent to the Cedar Shores Plan of Subdivision that was approved in 1989,” says a report by Planner Cameron Law. “A large portion of the subdivision was registered in the 1990s and the lots were developed with single-detached dwellings. The balance of the draft approved lots were never registered and the plan remain undeveloped. The intention of this application is to move forward with updating zoning and registering the remaining lots.”
Draft approval was given in 2022 with a lapsing date of December 31, 2025. Since then JR Connor Properties Ltd. has sold the land to McDonald Homes.
It recently received approval to adjust some lot lines and rejig a road. The subdivision should soon be registered on title, Law wrote.
