Asking price for Campbellford property stuns real estate watchers
The hot topic in the Trent Hills real estate world these days isn’t the fact that sales have tanked or prices have fallen, it’s the price tag on a new listing.
In Campbellford restaurants and in the lounge at the curling club, conversation starters like this have been common: “Did you see that the property beside the new hospital site is for sale? Guess what it’s listed for?”
I’ve heard guesses open at $1 million or $1.5 million after being told the property includes 23 acres.
“No. Higher. Much higher” is often the comeback.
In fact, the property on County Road 30 on the western edge of Campbellford is listed for $10 million. No, really.
“Set against a backdrop of gently rolling fields and just steps from the site of the future hospital complex, this property offers peaceful country living and the ability to host unforgettable events on this 23-acre estate,” the listing says. It is zoned agricultural but clearly it’s not being marketed to farmers.
After a glowing description of the home and barns, the copy concludes: “A breathtaking and rare opportunity awaits.”
Folks I’ve talked to think breathtaking is a good way to describe the asking price.
It’s been on the market for 24 days. It will be interesting to see how long it takes to sell and what it finally goes for.
The rest of the real estate market was dismal in January, no doubt hobbled by the snow and the weakening economy. Only three homes sold for a median price of $660,000. The slow market is shown by the fact that those properties had been on the market an average of 79 days and there are 91 active listings.
In comparison, in January 2025, 13 homes sold with a median price of $499,900.
They sold in an average of 73 days and there were 77 active listings. Back in January 2024, eight homes sold with a median price of $444,688.
In all of Northumberland County, only 48 homes sold in January with a median price of $683,750. That was down from 80 homes sold in January 2025 with a median price of $613,500.
Reading the $10 million listing got me looking at other expensive properties for sale, including a few commercial ones.
The site of Rona Hardware is listed for $2.5 million and it’s been on the market for 126 days. The listing talks about all the possible uses the purchaser could make of this prime property, so I asked Rona if it is closing or moving the store.
“The building is for sale, but our store will not be closing, as our lease will be maintained,” their media relations office responded.
But maybe you’d like the property across the street from Rona. The McDonald’s/Shell site could be yours for $6.25 million. It’s been on the market for 73 days. That price doesn’t include the restaurant, but gets you into the gasoline and beer business.
The Home Hardware property in Hastings is also for sale, listed at $1.9 million, which includes the business, if you prefer.
The 311-acre development project on Nappan Island remains on the market for $7 million. Or you could enter the recycling business by purchasing a property on Nelson Road for $2 million. That’s been on the market for 570 days, so you probably don’t need to rush.
Or there are two adjacent parcels on the Trent River east of Hastings. One is listed at $2.7 million for 17 acres, while the other is $2.3 million for 13.9 acres. Both have been on the market for 44 days.
